Design and Build Process

The Design and Build method is rapidly becoming the preferred form of remodeling and new construction project delivery in Austin and in the US. What exactly does desigh and build mean?

Design and build is actually a very old concept in building where the architect and builder are the same, seeing the project through from start to finish. Somehow along the way the job was split and the architect and contractor really did not even have to ever come into contact with one another. This method of building can cause a plithora of problems stemming from the lack of deep understanding of the building process in its entirety.

In Design and Build, the advantage to the client is that a team of professionsals is involved in all aspects of the project and held responsible for the results. This provides for fewer mistakes and quicker completion dates.

Some of the advantages of the design and build method are:

1. Greater and more accurate subcontractor and supplier input is incorporated much earlier in the design process.

2. The team is motivated to invest more effort in planning the project than the respective disciplines could possibly justify working under independent contracts, resulting in significantly higher value for each dollar spent.

3. Less time is wasted assigning responsibility for inevitable problems or protecting individual profits since the team is collectively responsible by contract.
