Austin Energy Audit:

how does this ordinance effect potential remodeling projects in Austin?

As of June 1, 2009 the city of Austin began requiring anyone selling a home that is over 10 years old to have an energy audit performed and the report disclosed to any potential buyer. The audit includes an assessment of the R-value of the attic insulation, the percentage of air leakage through the duct system, the number of windows with direct sunlight for at least an hour a day, and the energy-efficiency rating of the air-conditioning equipment. It also includes suggestions for improving the home’s energy efficiency. This energy audit should be performed by a registered Residential Home Energy Rater. There are exemptions, such as the participation in a home Power Saver ™ program, so be sure to check the austinenergy.com website.

Why did Austin pass this ordinance? Hopefully, it will improve the energy efficiency of Austin homes which will in turn reduce the usage of gas and electricity to maintain a home. This will help to meet the goals of the Austin Climate Protection Plan to reduce Austin’s carbon footprint by 2020. Moreover, it wil bring a reduction in electricity bills for renters and home owners, while buyers will have a better idea of how much energy a home uses before purchasing it.

How does this ordinance effect your remodeling project? It depends on the reason for your remodel. If you are planning on selling the house after remodeling, then you must take into consideraton points of the audt that could require attention if not addressed and include them in your remodeling budget. New energy efficient windows or solar screens on existing ones, a more efficient hvac system, new insulation in the attic - all are things to consider adding to the remodeling project to upgrade the value of your home. All of these upgrades will make good selling points to a buyer.
